DECLARATION UNDER PENALTY OF PERJURY

I, Thomas Carter, hereby declare as a licensed real estate broker for AMERICAN MORTGAGE CAPITAL that if your application is approved for funding through the “No Cost Guarantee Loan Program” the following statements are true and correct:

None of the listed out-of-pocket expenses will be paid by you at the close of escrow:

Appraisal Fees or Appraisal Review Fees
Credit Report Fees
Loan Origination Points
Application Fees
Title Insurance Fees
Escrow Fees or Sub Escrow’s
Underwriting Fees
Document Preparation Fees
Tax Service Fees
Wire Transfer Fees
Flood Certification Fees
Re-conveyance Fees
Messenger Fees
Notary Fees
Express Mail Fees
Loan Subordination Fees

You must be current on the following:

Your real estate property taxes must be current.
Your property’s fire insurance must be prepaid for at least three months.
Prepaid interest, the interest already due on your loan, must be paid depending on the day of the month your new loan closes.
Your impounds for property taxes and fire insurance, if you elect to have the impounds included in your monthly house payment, must be current.

I declare under penalty of perjury, under the laws of the State of California, that the above listed statements are true and correct as of the date this Declaration is signed. This Declaration applies to all the applications approved and funded for the “No Cost Guarantee Loan Program.” AMERICAN MORTGAGE CAPITAL will continue to refinance your loan as market conditions permit to obtain a lower interest rate! There will be no charge, fee or out-of-pocket expense required to be paid by the applicant at the close of escrow and there is never a cancellation fee or prepayment penalty.
